What is an EPC?

An Energy Performance Certificate (EPC) is a document which provides an energy efficient rating for a home on a scale of A (very efficient) to G (inefficient).

The certificate also includes information on what the energy rating could be and how this can be achieved through recommended improvements. 

Who can produce EPCs?

Only certified energy assessors such as myself can produce EPCs. I am certified with Elmhurst Energy Systems Limited which is a member of a government approved certification scheme. The scheme ensures all members produce EPCs in accordance with government guidelines.

When is an EPC required?

An EPC is required in the UK whenever a property is marketed for sale or rent. It is recommended that a property’s EPC should be made available to potential buyers as soon as it is marketed for sale or rent.

How long are EPCs valid for?

Energy Performance Certificates are valid for ten years. If changes have been made to the property such as a replacement boiler or cavity wall insulation, then a new EPC would be recommended.
